When the developer acquired this aging industrial property on Essington Avenue in Philadelphia, the objective was to transform a deteriorated facility into a market-ready asset capable of attracting a new tenant. Significant structural challenges were discovered, including severe settlement issues caused by the site’s marshland history and decades of fill material beneath the building.
Extensive geotechnical analysis determined the structure could be preserved through a carefully engineered stabilization plan. More than half of the concrete slab had settled by over a foot, requiring the installation of a structural slab system supported by helical piles and grade beams, along with selective slab replacement to restore original elevations. The project also addressed years of deferred maintenance through roof restoration, masonry repairs, water intrusion remediation, and the installation of a new metal mansard roof.
Additional improvements modernized the facility for future industrial use, including increased overhead door heights, new restrooms, replacement doors, refreshed interior and exterior finishes, restored storefront windows, ADA-compliant site upgrades, and new exterior infrastructure. The transformation was so successful that the property secured a tenant before construction was completed, converting a building burdened by settlement, water damage, and aging infrastructure into a revitalized industrial asset positioned for long-term success.
