Revitalizing an Industrial Asset on Essington Avenue

When the developer acquired this industrial property on Essington Avenue in Philadelphia, the goal was to repurpose an aging, weathered facility into a market-ready space capable of attracting a new tenant. What appeared to be a simple make-ready project quickly revealed a series of significant challenges that required innovative solutions.

Located in an area of the city built on former marshland and filled with debris from decades of demolished construction, the site presented serious geotechnical concerns. More than 50% of the building's concrete floor had settled by over a foot, while surrounding service walks and asphalt surfaces experienced the same. The building's condition raised an important question: should it be demolished or restored?

Following extensive geotechnical reporting, it was determined the structure could be saved, but only through a carefully engineered approach. The team designed a structural slab system supported by helical piles and grade beams to stabilize the facility. Areas of the slab that were sinking were re-poured to their original elevations.

Beyond the structural improvements, the project addressed years of deferred maintenance and water intrusion. Roof leaks had caused extensive staining throughout the ceiling and deterioration of building components, while moisture infiltration had impacted interior conditions throughout the facility. Exterior masonry repairs, roof restoration, and a new metal mansard roof helped protect the building and extend its service life.

Additional upgrades included raising overhead door heights to meet modern industrial standards, replacing all doors, adding four new restrooms, refreshing the interior and exterior with cleaning and paint, restoring storefront windows, and implementing site improvements such as ADA parking, new service walks, and a dedicated trash enclosure.

The result is a revitalized industrial facility that successfully achieved its intended purpose. By transforming a structurally challenged property into a clean, functional, and flexible space, the project attracted a tenant before construction was even complete, allowing the developer to move directly into tenant improvements and occupancy.

The property, laden with settlement issues, water damage, and aging infrastructure is now a modernized industrial asset positioned for long-term success.
